| BEWARE of any CONFLICTS of INTEREST HAS YOUR REAL ESTATE AGENT RECOMMENDED A PARTICULAR HOME INSPECTOR? OR NONE AT ALL? IF SO --- BEWARE!!!!
As a home buyer, you must keep in mind that nearly all realtors work on a commission basis - usually around 6% of the selling price. The seller of the property pays this commission. And, although you may have hired your own realtor to find 'just the right home", this "commission" will be split between the listing agency and your agent. Nothing wrong with that, however and unfortunately, many realtors look at an independent, un-biased home inspection as a possible threat to this monetary incentive and may be fearful that the involvement of a home inspector may 'blow the deal' or, at the very least, decrease the amount of the sale and consequently lessen the sales commission. And, although most realtors are honorable professionals, should you feel that a real estate agent/broker is 'suggesting', 'recommending' or in any way 'steering' you toward a particular home inspector, a RED FLAG should go up! Similarly, if he/she should suggest that a home inspection might not be warranted, take heed! The agent SHOULD be suggesting that you seek a home inspector of YOUR choosing. Almost every real estate agency has a brochure rack -- take as many different brochures as you'd like and then YOU decide which home inspector to hire. Should you hear comments like "Oh, this inspector is a good one, we use him all the time", or "This inspector is too expensive or takes too long", you can be assured that he/she is trying to control the selection process for YOUR home inspection. Don't get caught. The last thing a realtor wants is to lose the sale because a home inspector found too may things wrong with the property. And, consequently, they may recommend an inspector who may be working more for the AGENCY than for YOU; an inspector who may be a bit lenient or rush through the inspection to 'make the sale work' or to get future referrals.
